Korean-Speaking Realtor for New Jersey Buyers, Sellers & Renters

Speaking Korean is the starting point, not the service. Over more than 200 transactions I have worked through the specific problems families face when they move from Korea to New Jersey: renting without a US credit file, documenting funds sent from Korea, reading an attorney review letter, and understanding a property tax bill that arrives four times a year.

The Real Sequence

Moving from Korea to New Jersey? Here's what actually happens

  1. 1

    Choosing the right town

Before looking at houses, we compare three or four towns on commute, school district, tax rate and Korean-community access. This single decision determines most of what follows, and it is much cheaper to change now than after a lease is signed.

  2. 2

    Rental vs buy

Most families arriving from Korea rent for one to two years first. Renting buys time to confirm the school, the commute and the neighborhood; buying immediately makes sense when the assignment is long or permanent and financing is already arranged.

  3. 3

    US credit & income documentation

With no US credit history, landlords and lenders look at other evidence: employer letters, bank statements, tax returns, and proof of assets. Applying for an SSN or ITIN and opening a US bank account early gives you a record to point to within a few months.

  4. 4

    Lease application

A strong application is assembled, not negotiated: completed forms, ID and visa, employer or company guarantee, proof of funds, and references. Deposits are typically one and a half months plus the first month's rent, paid by certified funds.

  5. 5

    Offer & attorney review

In New Jersey an accepted offer goes to attorney review: three business days for each side's attorney to adjust terms before the contract becomes binding. I walk through each proposed change in Korean so you are never signing something you have not understood.

  6. 6

    Inspection

A licensed inspector reviews roof, structure, HVAC, electrical, plumbing, plus radon and termite. The report is long and technical; what matters is separating genuine repair items from normal age, and deciding what to ask the seller for.

  7. 7

    Mortgage

Underwriting is where foreign income and overseas funds need to be documented carefully: translated income records, transfer histories, and a clear source of down payment. Choosing a lender experienced with these files prevents late surprises before closing.

  8. 8

    Closing

You will receive a Closing Disclosure three days before closing listing every cost. We compare it against the original estimate, confirm the certified funds amount, and complete the final walkthrough before signing.

  9. 9

    Utilities & move-in

Electric and gas (usually PSE&G), water, internet, trash schedule, school registration and the town parking or recycling rules. This is the part most newcomers underestimate, so I provide a checklist with the accounts to open in order.

Language at Every Step

Why Korean-speaking matters at every step

Attorney review

The letters that pass between attorneys change your dates, contingencies and repair obligations. Reading them in translation a week later is too late — we go through each one as it arrives.

Inspection reports

A 60-page report with photos is not the same as knowing which three items are worth negotiating. I summarize it in Korean with a repair-cost range for each item.

Mortgage disclosures

Loan estimates, rate locks and the Closing Disclosure use terms that do not translate cleanly. We compare them line by line so the final number is never a surprise.

HOA & condo documents

Bylaws, budgets, reserve studies and rental restrictions decide whether a condo fits your plan — especially if you intend to lease it later.

Frequently Asked

Questions & Answers

Can I buy a home in NJ without US credit history?
Yes, though the path is different. Some lenders offer foreign national or expat programs that use overseas income and asset documentation instead of a US credit score, typically with a larger down payment. Cash purchases are also common. I introduce you to lenders who handle these files regularly so the pre-approval reflects your actual situation.
Can I use funds from Korea for a down payment?
Yes, but the paper trail matters. Lenders need to see the source of funds, the transfer records, and usually a period of seasoning in a US account. Korean bank documents often need translation. Planning the transfer early — before you write an offer — avoids delays at underwriting.
Which Bergen County towns have the largest Korean communities?
Palisades Park, Leonia, Fort Lee, Cliffside Park and Ridgefield have the highest density of Korean groceries, clinics, churches and after-school programs. Families who prioritize schools often choose Tenafly, Cresskill, Demarest or Closter and drive fifteen minutes for those services.
Do you help with rentals for corporate transferees?
Yes. Corporate leases have their own requirements — company guarantees, employer letters, furnished versus unfurnished, and deposits that are typically one and a half months plus the first month. I prepare the application package so landlords can approve it without a US credit report.
Can you communicate with my family in Korea?
Yes. Many of my clients make the decision together with parents or a spouse still in Korea. I share documents and photos on KakaoTalk and take calls at Korea-friendly hours so everyone sees the same information at the same time.
How do property taxes work in NJ?
New Jersey property tax is billed by the municipality, usually quarterly, and is calculated from the town's tax rate applied to your home's assessed value. Rates vary meaningfully between towns — a lower purchase price in a high-rate town can cost more monthly than a higher price in a low-rate town. We run that math before you choose a town.
